I used to think being a “generalist” in the appraisal world was the smartest route—cast a wide net, take what comes. But over time, I’ve learned that narrowing your focus can actually open more doors, not fewer.

Specializing, or finding your niche, has made a massive difference in my business. For me, it’s luxury homes in Jackson Hole, Wyoming. That specific combo—type of property and geography—has become my sweet spot. I know the market. I understand the buyers. And more importantly, I’ve become the go-to expert for those types of properties in that specific area. That trust? It translates to higher fees and better opportunities.

Your niche doesn’t have to be luxury homes. It could be manufactured housing, relocation appraisals, even reviewing reports instead of writing them. Some appraisers specialize in unique property types—I've even heard of someone who focused on haunted houses nationwide. Yes, really.

A niche could also be the client type. Maybe you're the expert for attorneys handling divorce or estate cases. Or you’re the one agents call for pre-listing valuations.

The bottom line? Specializing helps you stand out. It allows you to build credibility faster, increase your income, and serve your clients more effectively. If you haven’t yet identified your niche, start exploring. The opportunities are out there—you just have to decide where you want to focus.
