- I am appraising in a new all inclusive, 55plus community with wild swings in lot premiums(25k to 125k for the same size) and customization packages ranging from 90k to 180k, all on the same floor plan. No re sales yet and no other subdivision like it in the county. I am trying to reconcile adjustments and I am about to pull my hair out. With such wild swings, would using a quality adjustment from Synapse be appropriate and be done with it?
- It finally happened to me. I came across a property I just could not sketch. This is a custom built home jammed into a pie shaped cul-de-sac lot. This had more funky angles than I’ve ever seen on a home. After about 45 minutes of trying to figure out, I had to admit defeat. The homeowner said she had the blueprint but could not find them. I gathered with information I could and told her I’d have to reschedule the inspection. If she can’t find the blueprints I’m seriously considering giving CubiCasa a try on this property. Has anybody out there used it on custom built homes? I’d appreciate your input on how accurate and user-friendly it is. My appraiser pride is taking a major hit on this one.
