
As appraisers, we’ve seen a lot of change over the years, but one of the most significant shifts I’m noticing now is the rise of artificial intelligence, particularly tools like ChatGPT, Claude, and Grok. There’s a lot of fear in the industry, with some people worried that embracing AI could signal the end of the appraisal profession. But in my experience, avoiding technology doesn’t make it go away. In fact, it can leave us behind.
I remember when I first became an appraiser, back in the late '90s. I came across a report done on a typewriter—a rare sight even back then. The appraiser, who was much older, expressed his fear of computers, saying that if appraisers didn’t adapt to new technologies, they’d eventually be replaced. Sound familiar? Over two decades later, the same concerns are still being voiced, but this time, the technology in question is far more advanced.
The truth is, AI isn’t here to replace us—it’s here to enhance our work. It’s a tool that, when used properly, can help us be more efficient and accurate. But we have to understand it, learn how to use it, and, most importantly, be cautious about its limitations. If we refuse to adapt, we risk being left behind in an ever-evolving industry.
AI, like ChatGPT, is not about replacing appraisers; it’s about giving us the tools to do our jobs better and faster. But at the end of the day, the responsibility for the appraisal report is still ours. Embrace technology, but always trust and verify what you use. Adapt, or risk becoming irrelevant. The choice is ours.
